Proposal to legalize partial rear one storey conversion from 2 car attached garage to 1 car attached garage plus habitable space; reconstruction of existing legal roof decks
Proposal to provide emergency safety measures following vehicle-impact damage to the front porch. Work includes securing the area with construction fencing, installing temporary steel shoring to support the porch roof, supporting damaged porch framing, removing unsafe loose materials and debris, protecting the building from water entry, and coordinating inspection of the affected gas lines. Permanent repairs will proceed under a City of Toronto building permit and engineered repair drawings.
Fire Damage - Restore the building to its pre-loss condition. Work includes replacing damaged roof structural members within the lower attic with engineered trusses, replacing damaged wall studs, gable wall framing, header beams, and top plates, and restoring all affected structural elements. Damaged doors and windows will be removed and replaced with comparable units. Additionally, all damaged interior finishes, including wall, ceiling, and floor materials, will be fully removed and replaced to match existing conditions and finishes present before the loss.

Interior alterations to the ground floor of an existing single-family dwelling, including the removal and modification of interior partition walls to reconfigure the kitchen and living areas, create a new powder room, and add an entry closet. The project includes associated HVAC distribution upgrades. Exterior work consists of replacing existing rear windows with a new four-panel sliding door and constructing a new uncovered wood deck at the rear, supported by sonotubes. There are no proposed changes to the existing building footprint, gross floor area (GFA), or roofline.
